How A Septic Tank Site Evaluation Is Performed

Jul 25th, 2010 Posted in business | no comment »

When a property for either a home or commercial building is evaluated for a septic tank installation, the inspector is checking to see if the site is suitable for onsite waste water treatment. An evaluation is very important because it helps protect homeowners from incurring costs in the future if there is a problem due to the location of the septic tank, and it protects the public and environment by ensuring the waste water will be disposed of and returned to the water table in a clean and healthy manner. Below is a general guide on how a septic tank site evaluation is performed:

1. A professional certified to evaluate septic sites will come to the property to do the septic site evaluation. The professional assesses the near by water sources and environmental considerations to make sure there is no health or safety hazard if the septic tank is installed. For instance, the inspector does not want waste water flowing into a creek or into a well.

2. Once the site area has been assessed, the inspector will assess the various levels of soil up to five feet into the ground. The homeowner will have hired an excavator to come out and dig a pit prior to the evaluation. The inspector will assess whether the soil conditions will support a septic tank. The soil assessment will look at such qualities as “soil texture” and “soil structure.” The inspector will determine if the soil will allow for a large enough drain-field for the water that will be returned to the ground after being treated in the septic tank.

3. A soil percolation test, or PERC test, will be performed to determine the rate in which soil absorbs a specific volume of water. This is done to make sure the soil is appropriate for a soak-away, and to make sure that the soak-away is designed correctly. It will also indicate the size of the septic system to be used and how it will be designed. To perform a percolation test, a set of holes are dug 300mm square and 300mm below the proposed outlet from the septic tanks or sewage treatment plant. The sides of the holes are mixed before the holes are pre-soaked. A controlled amount of water is poured in the hole and the test reading is based on how long it takes the soil to absorb the water added to the hole. A percolation test is considered to have failed if the results are fewer than 12 or over 100 seconds/mm drop. As well, a percolation test should not be carried out during bad weather, and if it is performed during the summer, then the number of times performing the test should be increased depending on the recent weather.

4. Once approved, that is, the results show proper adsorption, the septic marking points will be added to a survey to show where the septic tank will be located, As well, the area chosen will be free of trees and tree roots, underground cables, and away from buildings, property lines, or water sources such as creeks.

Septic tanks are required for any business or home. A Septic Tank Site Evaluation is mandatory to ensure the safety of the public and the environment. By understanding what the inspection involves, a homeowner can better prepare and budget for the expense.

Septic tank system can be environmentally friendly, effective and economical. FAST biological septic systems replace septic tanks and sewer lines. FAST wastewater treatment neutralizes septic sewage, grease trap interceptors, consuming contaminants, releasing just air and clear, odorless water.

Renovation project more often than not involves years of saving and planning. It is but a must that you as the homeowner will allot some time in discovering the tips that will guarantee that your dream renovation project will go smoothly. According to Gary Nealon of AERO Construction, the following is a list of points you can try on when you are preparing for your home renovation.

1. Build a strong communication with the remodeler. With an effective communication right from the beginning, you can be certain that troubles will be reduced. Be observant on the attitude of your remodeler. Notice if he or she returns your calls quickly, pays attentions to your suggestions, and replies to your queries precisely. A good contractor must be approachable. This will ensure that both of you can deal with problems together when they arise.

2. Choose a contractor that has already established good track record. Make sure that you have a trust in him. Working with somebody you are comfortable with makes a big difference.

3. Make a definite timeline for the project. With a properly laid out schedule, you will be able to track down the progress of the project, whether it is still on time or delayed. Contingency plans can also be properly place into position with clear time line.

4. Demand that everything that was agreed on be written. This will make things clear both for you and the contractor. By putting everything in a written proposal, you can check that your understanding and expectations meet that of your contractor.

5. Be very mindful of the small particulars. Make sure that you have clearly set things before the actual work starts.

6. Be flexible. As with most projects, you cannot exactly determine things unless the actual work is being done. Put margins in your plans and anticipate that there will be disruptions as the work is progressing.

7. You must have a change management plan. You need to talk over with your contractor how both of you will handle changes that you may want to implement such as putting your personal touches on the project. This must also be put into writing. This is very important, as any modification you may wish to apply can have an impact with the budget and the schedule of the project.

8. Make sure that the contract covers everything about the project. The contract must include factors like: timetable for the project, the cost and payment schedule, specifications for all products and materials, permit information, change management rules, and details such as access to your home, care for the home, clean up and trash removal.

9. Make sure that you get a Lien Waiver from your contractor when the work is finished. This form states that your payment obligations with your contractor are completed.

We all know the importance of good planning – in all facets of our lives. Thus, we cannot neglect the importance of preparation when it comes to our homes – in interior design and in renovation. When it comes to home renovation, it is important to be organized and to oversee each detail in your design plans before you start construction. This detailed renovation planning involves the following:

1. File all the essential renovation permits to specific authorities.

2. You must secure funding fully before starting your renovation. You must budget an emergency fund which is one-third of your total renovation budget – just in case some problems develop during the renovation period.

3. For your renovation materials, it is advisable to order them early so that they will be readily available when you begin your renovation.

4. As time is of high value when it comes to renovation, you should also remember that additions can be particularly time-consuming. Refrain from additions as much as possible, especially the ones that require a foundation.

5. In time limited renovations, avert taking down walls, avoid relocating plumbing fixtures, gas fixtures or high load electrical appliances.

6. When it comes to floors, consider finishes that allow for faster installation. Among the handier finishes are sheet linoleum or vinyl, wall to wall carpet, such as wood, bamboo or cork.

7. For faster renovation, it is also better to avoid custom cabinets and other personalized or custom made items that may require more lead time, bigger budget or longer construction periods.

If, however, you are really short out of time, you can accelerate your renovation schedule by expanding your budget.
